Our business calendar for April 2026 includes the completion of the commercial exterior cleaning project for 2 Seas Motorsport at Unit 1127, Silverstone Business Park, Towcester, NN12 8FU. Our job was to refresh the front-facing metal cladding facade and the car park surface. We finished the job in just one visit and used the controlled sodium hypochlorite and DDAC biocide approach. For those who don’t know, this is the standard ECS method for cleaning metal cladding and hardstanding.

Silverstone Business Park is a dynamic place. Dozens of motorsport engineering, automotive tech and supply chain businesses make it so. The modern metal cladding units are easily visible from the road and sit directly adjacent to the Silverstone Circuit. The Challenge

We’re pretty experienced and know that, in 5 to 10 years, modern commercial metal cladding on industrial units will show quite a predictable pattern of contamination. We expect to see vertical streaks of green and black algae running down from the roof lines, with edge soiling around rivets and joints. The whole appearance is dirty and unsightly. It doesn’t happen overnight. It builds up in time, and only a before-and-after comparison will show it.

Unit 1127 was ticking all the boxes, so to speak. Algae streaking was concentrated around the top edge of the grey corrugated cladding. Of course, it was running down the height of the panels. Organic staining wasn’t missing from the car park surface either. The general grime buildup wasn’t a surprise either. After all, the space had been used for years with no proper cleaning by a pro.

Our Approach

Needless to say, our work procedure complied with the standard ECS commercial cladding procedure.

We started by examining the site and forming a clear picture of any risks. Wearing proper PPE, our teams protected the vegetation, surrounding areas, and sensitive surfaces. Confirming water and access was also on our list.

Our team applied the controlled sodium hypochlorite cleaning solution to the entire front-facing metal cladding facade. Sodium hypochlorite works because it doesn’t just remove the staining from the surface. Instead, it breaks down its organic component at the root level, no matter its kind: algae, biofilm or lichen.

And then we waited. The solution needs enough time to go deep into the biological growth. It doesn’t just lift the contamination from the cladding panels in a second. This is why pressure-wash-only jobs don’t work, but proper ones do. If you don’t wait and rush the cleaning, you only strip the top layer. The root structure of the growth stays behind. Yes. It will grow back.

We only needed to rinse lightly to get rid of the residue—the improvement was easy to see. Obviously, we turned to low pressure so that water wouldn’t seep in behind the cladding panels. We didn’t want to damage the coated metal finish either.

Prevention is key, so we applied a DDAC (Didecyldimethylammonium chloride) biocide to the cleaned cladding surfaces. DDAC provides long-term protection, keeping us from needing to return for cleaning for 4 to 5 years. It basically stops the algae, moss, and bacteria from growing back.

As for the car park surface, we applied a sodium hypochlorite solution as evenly as possible, without missing any areas. You cannot have results without dwell time—the solution needs time to break down staining and biological contamination on the hardstanding.

We continued with steam and pressure cleaning the car park surface until dirt, staining, and residues were all gone. The clean finish was immediate. Across the hardstanding, we used rotary surface cleaners. They helped us cover the surface evenly.

Better safe than sorry—we applied DDAC biocide to the car park surface as well. It’s how we prevent biological growth and make sure our cleaning results don’t go away overnight.

Our job ended with a thorough, meticulous inspection. We removed waste materials, leaving the site immaculate and more presentable than ever.

Our Results
