In April 2026, we completed a commercial exterior cleaning project for 2 Seas Motorsport at Unit 1127, Silverstone Business Park, Towcester, NN12 8FU. The scope covered the front-facing metal cladding facade and the car park surface. The work was delivered in a single visit using a controlled sodium hypochlorite and DDAC biocide approach - the standard ECS method for metal cladding and hardstanding.

Silverstone Business Park is home to dozens of motorsport engineering, automotive tech and supply chain businesses. The modern metal cladding units are visible from the road and directly adjacent to the Silverstone Circuit, so first impressions matter for the companies based there.

The Challenge

Modern commercial metal cladding on industrial units develops a predictable pattern of contamination over 5 to 10 years: vertical streaks of green and black algae running down from roof lines, edge soiling around rivets and joints, and a general "dirty" appearance that builds up gradually enough that nobody notices until a direct before-and-after comparison.

Unit 1127 was in exactly that state. The grey corrugated cladding had visible algae streaking concentrated around the top edge and running down the full height of the panels. The car park surface was also showing organic staining and general grime buildup from years of use without a dedicated clean.

Our Approach

The method statement for this job followed the standard ECS commercial cladding procedure:

  1. Site preparation. Initial site assessment and risk evaluation. Surrounding areas, vegetation and sensitive surfaces protected. PPE checks. Water and access confirmed.
  2. Facade treatment - sodium hypochlorite. A controlled sodium hypochlorite cleaning solution was applied to the full front-facing metal cladding facade. Sodium hypochlorite breaks down the organic component of the staining (algae, biofilm, lichen) at root level rather than just removing it from the surface.
  3. Dwell time. The solution was given sufficient dwell time to penetrate the biological growth and lift the contamination away from the cladding panels. This is where proper cleaning separates from pressure-wash-only jobs - without dwell time, you strip the top layer but leave the root structure of the growth behind.
  4. Controlled rinse. A light rinse to remove residues and achieve an immediate visual improvement. Low pressure to avoid water ingress behind the cladding panels or damage to the coated metal finish.
  5. Facade DDAC biocide treatment. A DDAC (Didecyldimethylammonium chloride) biocide was applied to the cleaned cladding surfaces. DDAC inhibits regrowth of algae, moss and bacteria, providing long-term protection - typically 4 to 5 years before another visible clean is needed on commercial cladding.
  6. Car park sodium hypochlorite pre-soak. Sodium hypochlorite solution applied evenly across the car park surface with appropriate dwell time to break down organic staining and biological contamination on the hardstanding.
  7. Car park steam and pressure cleaning. Steam and pressure cleaning to remove dirt, staining and residues from the car park surface, delivering an immediate clean finish. Rotary surface cleaners were used for even coverage across the hardstanding.
  8. Car park DDAC biocide treatment. DDAC biocide applied to the car park surface to control future biological growth and maintain cleanliness for an extended period.
  9. Finalisation. Final inspection to ensure all areas were cleaned to a professional standard. Waste materials removed and site left clean and presentable.

The after images show the difference. The same metal cladding that had visible streaking and general soiling is now a clean, uniform grey - with the red fascia trim and unit 27 branding standing out properly for the first time in years.
