Commercial Cladding Cleaning - Eurofins BLC, Northampton (NN3 6JD)
On 13 May 2026, in just one visit, we completed a commercial soft wash and exterior cleaning job at Eurofins BLC (Leather Technology Centre), Kings Park Road, Northampton NN3 6JD. We had to clean the entrance canopy cladding, brickwork, windows and a roof parapet. The major point of attention was the sloped canopy, heavily stained by algae. Using a water-fed telescopic pole, we carried out all cleaning from ground level. We didn’t have to use a scaffold or powered access.

The main issue
Eurofins BLC is an operational laboratory and testing facility. Therefore, we had to clean the building without disrupting reception, deliveries, or access to nearby areas. As for the contamination, we were not surprised. It was expected for a property left to weather. On the angled cladding over the main entrance, yellow-green staining covered the entire face. When you looked at the building, it was the first thing you saw.
Down the brickwork, vertical green staining from a downpipe was running down. Over the entire wall surface, rainwater had carried biological growth. The flat-roof parapet wasn’t any better. Along its top edge, dried moss and organic debris had accumulated in the gutter line.
All things considered, we had to use a specific approach for each surface material. The brown brickwork, corrugated metal cladding, brick paving and the glass curtain-wall entrance all needed a specific method. We didn’t want to damage anything.
What was our angle
We didn’t just start cleaning - better safe than sorry, they say - so we’ve run a test patch first. We’ve confirmed the wash-down approach against it. This vital step provides precise data on dwell time and dilution for the cladding finish before we start cleaning the elevation.
Using low pressure (fan spray), we’ve applied a controlled sodium hypochlorite solution. We covered the canopy cladding, brickwork and treated wall areas. Soft washing is a low-pressure method that doesn’t blast off algae and biological growth. Instead, it kills them at the root. This way, we protect the cladding finish and the panel joints.
Cleaning without dwell time doesn’t cut it. So, we’ve continued our job by waiting for the solution to work. Once dwell time was over, we rinsed down all surfaces at low pressure. This way, we managed to lift the dead organic growth, but didn’t push water behind the panels.
No building looks its best if its cladding is refreshed but its windows are dull and unsightly. So, we’ve cleaned all accessible windows along each elevation. Our teams used the water-fed pole. The entrance and side-façade window lines weren’t missed.
As for the downpipe streaking and surface contamination on the external brickwork, we’ve addressed them as well. In the end, they all presented an appealing, even tone. Our operatives took care of the parapet cladding and gutter line, too. They removed all algae and organic debris. On a section of brick paving and a mossy concrete slab, they concluded with pressure washing.
How we’ve left things
Remember the heavy yellow-green algae on the entrance canopy cladding? Now it was gone, and instead you could see a clean, cream-white finish. Algae from the roof parapet and debris in gutters were all gone, while the brickwork had an even tone, with no more downpipe streaking. Across the front and side elevations, window lines were clean, and everyone could see the original colour of the brick paving and the former mossy slab. On top of everything, we achieved all these results without damaging the cladding finish, glazing, or brickwork.
