How Cladding Cleaning Works

Cladding cleaning must be done using the appropriate method for each material. Surface finishes vary widely across warehouse metal cladding, office aluminium panels, retail UPVC frontages, and residential composite. If the pressure or cleaning solution is wrong, cleaning will cause irreversible damage.

Our standard strategy: we start by applying a controlled solution of sodium hypochlorite to the entire facade, then allow dwelling time to break down organic growth and surface contamination. To remove residues and improve appearance right away, we finish with a light rinse of the surface. For robust materials (unpainted metal, corrugated sheets, fibre cement), we use controlled pressure. We use low-pressure soft washing on delicate panels like painted metal, UPVC, timber, or composite. For large commercial facades and elevations up to 12 metres, we use extendable telescopic poles from ground level.

We follow cleaning with applying a DDAC biocide treatment across the entire surface. This will prevent the regrowth of algae, moss, and bacteria as it adheres to the panels and activates every time it rains. This step provides protection for 4-5 years. When biocide isn't used, algae will regrow within 6-12 months on north-facing elevations.

Facade Cleaning

Facade cleaning and cladding cleaning are, in fact, the same process - cleaning the exterior panels of a building. In the cleaning industry, both terms are used interchangeably. The strategy is the same whether it's cleaning the metal cladding of a warehouse or the aluminium facade panels of an office block: the professionals examine the material, select the adequate method, clean, and apply the biocide treatment.

From small shop fronts to 40,000 sq ft industrial warehouses, we have cleaned various commercial facades. The AJB Group facility in Corby presented a metal cladding. After not being cleaned for more than 20 years, we cleaned and restored it to its original appearance in just 3 days. Using MEWP access, we needed just 3 days to clean the cladding, roof, gutters, and solar panels at Partridges warehouse in Desborough.

Types of Cladding We Clean

Metal & Aluminium Cladding

Metal and aluminium panels are the most widespread cladding on UK commercial buildings - warehouses, distribution centres, retail units, and offices. They collect atmospheric pollution, oxidation, and algae, especially on profiled (corrugated) panels where dirt deposits in the ridges. For even coverage, we use controlled pressure with rotary surface cleaners, then apply a DDAC biocide treatment. At the AJB Group warehouse in Corby, we've cleaned 40,000 sq ft of metal cladding - after not being cleaned for more than two decades, the building looked like new.

UPVC & Composite Cladding

UPVC and composite panels can only be cleaned with soft washing - never high pressure. Excessive pressure can bend the material, and seals may be breached, allowing water to seep in behind the panels. Using low-pressure, we apply a bleach-based solution that kills algae without damaging the surface. UPVC and composite cladding cleaning brings back the original colour and finish. Timber Cladding

Due to the UK climate, green algae and lichens quickly deposit on timber cladding. To avoid bleaching the natural wood tone, we employ gentle, soft washing. Plus, the chemical concentration is reduced. The biocide treatment after cleaning will protect the timber surface from regrowth. To ensure the cleaning solution won't alter the wood stain or finish, we start by testing an inconspicuous area.

Render Panels & Fibre Cement

We clean rendered cladding panels and fibre cement boards with the same soft washing method we use on all render surfaces - low pressure, bleach-based solution, DDAC biocide. Telescopic Pole Access

To clean from ground level, we clean cladding up to approximately 12 metres (roughly 3-4 storeys) with extendable telescopic poles. There's no need for cherry pickers, scaffolding, or ladders to reach the full elevation, because the pole features a soft brush head and low-pressure water/chemical feed.

Telescopic pole cleaning is faster and more affordable than platform access. Plus, it's less disruptive. We don't need to set up or take down any equipment, don't have to erect any scaffolding, or block the driveways with the cherry picker. We can complete residential jobs in just one day.

Results That Last

No. On UPVC and composite cladding, we only use soft washing at low pressure. It's not the pressure cleaning, but the cleaning solution. High-pressure jets will warp UPVC panels and push water behind seals. Our soft washing won't damage the panel finish, but it will kill algae at the root level. After our cleaning, the UPVC will look like new.
